Is zero-down on a new build actually real?

Sometimes, yes. Some builders and their lender partners offer programs that can bring your down payment to zero, and others get close when you combine incentives with down-payment assistance. It depends on the builder, the community, and your finances — your coach will give you an honest read on whether it's realistic for you, and what the trade-offs are.

Do I have to use the builder's preferred lender?

No — you can always choose your own lender. But many builder incentives are tied to using their preferred or affiliated lender, and the package is often worth it. The right move is to compare: get the builder-lender offer in writing and put it side by side with an outside quote. We help you read the fine print so you keep whichever deal is genuinely better.

Isn't new construction more expensive than buying a resale home?

The sticker price is often higher, but the sticker price isn't what you pay each month. A rate buydown plus closing-cost help can make a new build's monthly payment and cash-to-close lower than a comparable resale home.
